Simam Spatial AI

Your 3D scene is not the point. What it does for your business is.

We turn drone or phone video of a real place into a 3D record that opens in any browser, on a phone, tablet or laptop, with no app to install. The AI reads every frame and drafts what changed. A person checks it before it reaches you. Your customers, your team and the other side can all walk the same site, from anywhere, on the same day.

Every example on this site is a sample build of our own. Names, unit numbers, owners and prices inside them are made up and say so on screen.

Three names, and what each one means.

People ask us which is which, so here it is plainly. They are layers of one thing, not three products.

Simam Spatial AI

The whole offering

Everything on this page. A real place, captured once, turned into something your customers, your team and the other side can all open on the same day.

Simam Spatial Intelligence

What gets read off the capture

Progress, condition, measurement and change between two dates. The AI reads every frame and drafts the summary. A person checks it before it reaches you.

Simam Spatial Capture

The service you actually buy

The filming and the build. For businesses, and separately for people who want their own place in 3D from video they already have.

What it actually does for you.

A 3D scene is the means. These are the outcomes people come back for.

Fewer wasted trips

Buyers, tenants, surveyors and councillors look first, in a browser, on a phone. Only the people who still want to come, come.

An earlier yes, from anywhere

Someone who cannot travel walks the real site, plot or unit before they commit to anything.

One shared picture

A dated record means your team, your client and the other side are looking at the same site on the same day.

Proof that work is moving

Regular re-captures with a plain-English update, checked by a person, so buyers, lenders and clients can see what actually changed.

Evidence when things go wrong

A before and after record for snagging, damage, theft or an insurance claim. We record what was there and when. The judgement stays with you and your advisers.

Planning from the desk

Measure, plan access and check where a new building would sit without sending anyone back out.

Watch one, before you read any further.

A part-built block, filmed from the outside and then walked floor by floor inside, with openings and courses measured off the 3D as you pass them.

A site walkthrough built from one capture. Anyone in shot has been blurred, as standard. Measurements taken off a capture carry an error of about ten to twenty per cent: where a figure matters legally or commercially the surveyed number rules, and this is not a structural or a safety assessment.

Where it helps, and what is actually published.

Each one follows the same order: the pain, what we do, and what the published evidence says. Where we looked and found no figure, it says so rather than borrowing one from somewhere else.

Estate agents

Wasted viewings, and losing the instruction
The pain
Viewings with people who were never going to buy. Vendors asking why the sale is slow, and why they should instruct you rather than the agent down the road.
What we do
A 3D scene of the property or plot, with a link for your listing, your own site and WhatsApp, so buyers look before they visit.
What is published
It takes an average of 14 viewings of 28 minutes each to sell a home in the UK, on a vendor estimate reported by Property Industry Eye in 2024.

Letting agents and landlords

Void weeks, and tenants who live elsewhere
The pain
Every empty week is rent not received, and a tenant who lives in another city cannot view, so the let waits.
What we do
A 3D tour of each property for your listing, and a dated record of its condition at move-in and move-out for the deposit conversation.
What is published
The average void between tenancies in England was 19 days in 2025, 15 in London and 23 in the West Midlands, in a guide published by a lettings software vendor, Goodlord.

Developers and new build

Selling before it is finished
The pain
Buyers are asked to commit before the building exists, renders look like everyone else’s, and when buyers doubt that progress is real they slow down or stop paying.
What we do
Your real site in 3D with the proposed buildings placed where they will go, then regular progress captures with a plain-English update.
What is published
93.7 per cent of UK new-build buyers reported problems to their builder after moving in, and 26.2 per cent reported 16 or more, in the Home Builders Federation customer satisfaction survey published in 2025.

Construction companies

Disputes, snagging and site incidents
The pain
Arguments about who did what and when. Snag lists that run to pages. Theft and damage on site, and an insurer who wants proof.
What we do
A dated 3D record of the site on a schedule: before each handover and after any incident. Compare any two dates side by side.
What is published
Across 2,410 projects in 122 countries, claims averaged about two thirds of planned schedules and a third of budgets (HKA, 2026). In the UK, avoidable error is put at about 5 per cent of project value by the Get It Right Initiative, 2026.

Surveyors

The second trip
The pain
Going back because a measurement was missed, access was blocked, or the client asked one more question after you left.
What we do
Capture once, then measure from the desk: distances, heights and areas, and look at roofs and hard-to-reach faces from every angle. Reopen the same scene when the client asks again.
What is published
We found no published figure for the cost of return or abortive visits, so we do not quote one. In a pilot we count return visits with you, before and after.

Insurers and loss adjusters

A claim with no record of before
The pain
Claims arrive with a few photographs and nothing showing how the property looked beforehand, so disputes take time and trust.
What we do
A dated 3D record of the insured site before an event, and a fresh capture after it, side by side. The AI lists visible changes and a person checks the list.
What is published
The Financial Ombudsman Service received 7,321 buildings insurance complaints in 2024/25 and upheld 41 per cent of them. That does not show missing records caused them. It shows how often the two sides start from different facts.

Planning teams and councils

Objections that arrive late
The pain
Objections come in at the end because people never understood the scheme, and only a sliver of residents take part at all.
What we do
Residents walk the real site with the proposed buildings placed on it, before anything is built, from a link or a QR code on a notice.
What is published
Written responses to local plan consultations equal just 0.56 per cent of a council’s population, and 33 per cent of the public did not know how to get involved (Royal Town Planning Institute, 2026). In Watford Borough Council’s digital planning pilot, 93 per cent of people surveyed liked an interactive map and 37 per cent said they would not otherwise engage with major applications.

Venues and hospitality

Tours for people who were never going to book
The pain
Customers cannot visit every venue, and every tour takes your team’s time whether or not it converts.
What we do
A 3D walkthrough of the venue, the grounds and the room layouts, shared by a link. Enquiry screens are in our demos; the live booking system is in development.
What is published
We found no UK or comparable figure for how many venue enquiries end in a visit, so we make no claim about it. The US research we did find is from a wedding marketplace and we will not present US data as UK data.

The honest limit, while we are on the subject

Vendors of 3D tours report faster sales. Independent research is more careful. A Harvard Business School working paper studied 75,178 Los Angeles home sales and found no significant effect on sale price. It did find that listings with tours were saved and crossed off more often, which the authors read as buyers screening their options. That is US data and we will not dress it up as a UK figure. The benefit we stand behind is fewer wasted viewings and better-informed decisions. We do not promise you a higher price.

What we can build for you.

Start with a single 3D viewer and add pieces as you need them. Every item says where it stands today.

Our promise on honesty. We only call something “Available now” when we already deliver it. Items marked “On request” or “In development” are shown in our demos or are being built, and we agree exactly what you get, and when, before you commit to anything.

What the AI does, and what it never does.

The useful version of this answer is the one that includes the limits.

AI reads, people decide

The model reads every frame and drafts the summary. A person checks every report before it reaches you. Nothing we produce is a valuation, a survey, a loss assessment or legal advice.

Measurements carry their margin

A measurement taken off a capture is accurate to about ten to twenty per cent. Where a figure matters legally or commercially the surveyed number rules, and nothing here settles a boundary or an area.

Privacy is built in

People in your scene are blurred as standard. Flights happen only where they are legal and permitted, and permission from the owner or occupier is needed to capture a site.

You own what we deliver

Your scenes, captures and reports are yours. Our software and methods stay ours and are licensed to you for viewing and hosting, never sold.

Tell us about your site.

A short call, no charge: what your site is, who needs to see it, and what is costing you time today. We check your footage before you commit to anything, and if it will not rebuild well we say so plainly rather than taking the work.
